Will buyer's agents still show my home?

Yes. Our flat fee only applies to the listing side — it doesn't change what buyer's agents are offered. We're a full-service brokerage, and buyer's agents work with our listings the same way they would with any traditional listing.

They all still come, they all still show, and we still get strong buyer interest because the homes are priced right, marketed well, and represented professionally.

Will my home be on the MLS and Zillow?

Yes. Every Exactly listing goes on the MLS, and from there it syndicates to Zillow, Realtor.com, Redfin, Trulia, and the rest. Same exposure as any traditional listing — that's not where we save money.

How do you make money charging this little?

Honest answer: we run a tighter operation. We've built systems that handle the parts of selling a home that don't require a licensed agent's time, so the agent's time is spent on the parts that actually move your sale forward — pricing, marketing, negotiation, problem-solving.

We don't pay for expensive office space, big-team overhead, or referral fees. That's why the math works.

Are you a real broker, or a referral service?

Real Ohio brokerage. Kevin Wasie is the broker of record. Every Exactly listing is handled by our licensed team — not handed off to someone else. When you call, you talk to Kevin or someone on the team directly.

What if my home doesn't sell?

If the home doesn't sell during the listing period, you don't owe us the listing fee. We only get paid when you do. That's true of both packages.

That said — we have a strong track record of getting homes sold, and pricing is the biggest factor. We'll be straight with you about what your home is worth before you list, even if it's a number you don't want to hear.

Can I cancel if it's not working out?

Yes. Our listing agreements are written to be fair both ways — if we're not delivering, you're not stuck. We'll talk through the specifics on the call.

How soon can you list my home?

Once we've talked through your situation and signed the listing agreement, most homes are on the market within 5-10 days — that includes professional photos, MLS entry, and marketing setup. If your timeline is tight, tell us on the call and we'll work backward from your goal.
